House Rules

We reserve the right to Take a deposit on check in day. If there are no issues after checking out it will be sent back. Security deposit is because we are having issues in village with noise.
Please Note: We have only 2 parking spaces. Inquire about additional parking for more vehicles and boats. The cleaning fee includes amenities fee, lodging tax, and local tax. Leave beds used unmade with sheets on them. Do not remake the beds. To keep critters away in the Texas heat please start dishwasher and take out the trash upon check out. Put towels in the laundry room. Clean the grill after use. If extra cleaning is required after check-out the fee will be passed on to you by the cleaners. Please be mindful of neighbors. No loud music or yelling. This is a great way to keep family close. Outside smoking and vaping only. Do not take more than one vehicle into the 50-acre lakefront park. Only one vehicle per card is allowed. We suggest walking or making two trips. Please do not leave trailers in the water on the ramp after putting the boat into water. No loud noise after 10 pm; otherwise, there is a $500 fine. Any other excessive noise that gets reported will be subject to a fine as well at any time. Please respect the village and long-term neighbors by lowering voices and not playing loud music.

Rule 1: No Parties.

Rule 5: No Exception to Check-In and Check-Out Times Unless Discussed with The Host in Advance.
Rule 6: The Fee for The Lost Key Will Be $100. $130 for lost POA amenities card. Please inform us immediately (we have only one card and need to order a new one.)
Rule 7: No Shoes Inside the Home Please.
Rule 8: Damages Exceeding the Deposit Amount Will Be Billed to The Guest and Reported to Airbnb.
Rule 9: Guests Should Dispose of The Garbage in The Trash Can.
Rule 10: Do Not Use the Premises for Any Illegal Activities.
Rule 11: Turn Lights Off and A.C./Heat Off When Away.
Rule 12: Quiet Time From 10:00 p.m. - 8:00 a.m.
Rule 13: Clean Your Dirty Dishes Before Check-Out or You Will Be Charged a Fee.
Rule 14: No Eating or Drinking in The Bedrooms.
Rule 15: Furniture Is Not to Be Re-Arranged.
Rule 16: Be Kind to Garbage Disposal and No Pouring of Any Grease Products Down the Drains. We Have a Grinder Pump System and Any Plumbing Costs from The Result Will Be Billed to The Guest and Reported to the booking platform.
Rule 17: No Flushing Anything but Toilet Paper. We Have a Grinder Pump System and Any Plumbing Costs from The Result Will Be Billed to The Guest and Reported to the booking platform.

The space
The Entertaining Space
1st and 2nd Floor: This home has indoor/outdoor space that can accommodate 10 guests. Whether outside on a sunny day enjoying the views of Texas Hill Country and Lake Travis. Or inside on a rainy day.

Basement: This home has enough indoor space for two and outdoor space for 11 with views of Point Venture Golf Course.

Seating and Tables
The 2nd floor deck has seating for 10 guests. The kitchen butcher block island has 4 bar stools. There are 2 live edge tables that extend off the island that can sit 8 guests. There are plenty of cups, plates, and silverware for 10 guests.

The basement patio has seating for 11. There is a live edge murphy table that sits two. There are plenty of cups, plates, and silverware for 2 guests as well.

Parking
There are 2 parking spaces in front of the home.

Restrooms
There are 4 bathrooms. 1 on the second floor and 2 on the first floor. There 1 bathroom in the basement.

The Kitchen
On the 2nd floor there is a wall oven that sits on a short butcher block counter. There is a long counter that would be best to prepare large meals. The start of the long butcher block counter has a coffee maker and espresso machine. At the end of the long butcher block counter is a 4-burner cooktop and a microwave and warming drawer. The butcher block island is where the kitchen sink and dishwasher are located. Instead of preparing meals in the kitchen, there is a Propane BBQ grill on the 2nd floor deck as well.

In the basement, there is a range with a microwave vent that sits between with butcher block counter on each side. The butcher block counter is where the kitchen sink and dishwasher are located. Instead of preparing meals in the kitchen, there is a Propane BBQ grill on the patio as well. Another option is you all can drive or walk down to Captain Pete’s Floating Restaurant and have a delicious meal on Lake Travis.

Amenities
1st and 2nd floor: There is Wi-Fi, air conditioning and heating, 4 bedrooms, 3 bathrooms, there is a deck on the 1st floor with access from the master bedroom and guest bedroom. The 1st floor deck has enough seating for 4 guests. There is the living room with an L-shape Italian leather couch that can sit 5-6 guests. There is a 55” TV in the living room and a 55” TV in the dining area. Each bedroom has a TV as well. All bedroom TV’s and dinning room TV have AppleTV, Hulu Live TV w/ ESPN+, Paramount+, Peacock Premium, Pluto TV, and Prime Video. The living room TV AppleTV, Hulu Live TV w/ Disney+ and ESPN+, Netflix, Paramount+, Peacock Premium, Pluto TV, and Prime Video.

Basement: There is Wi-Fi, split ductless air conditioning and heating. There is the living room with an Italian leather couch that can sit 2 guests. There is a 55” TV in the living room and a 50” TV in the bedroom. The bedroom TV have AppleTV, Hulu Live TV w/ ESPN+, Paramount+, Peacock Premium, Pluto TV, and Prime Video. The living room TV AppleTV, Hulu Live TV w/ Disney+ and ESPN+, Netflix, Paramount+, Peacock Premium, Pluto TV, and Prime Video.

Internet: Spectrum Internet® Gig Download speeds up to 1 Gbps. TP-Link XE75 Wi-Fi 6E mesh system located on the 2nd floor and basement. The basement has a Cat 6 Ethernet Cable connection from the modem by cabling, allowing you to directly connect to your laptop with a Cat 6 Ethernet Cable provided.

Additional notes
A BBQ grill is provided on the 2nd floor deck and one on the basement patio along with a propane tank and common grilling accessories and cleaner. If you do not want to clean the grill, a $50 cleaning fee for each grill used will be deducted from your deposit.

Please read the house and Point Venture rules (green binder). There is a $200 fee for any park/community rules broken. If you plan to bring a pet, there is a $50 to $300 non-refundable pet fee for each pet depending on the length of stay. There is a $200 fee for not stating that pets will be on the property. (Our cleaning lady is allergic, so we need to send a different cleaner. (Please mention all the animals that will be on the property).
Please break down any boxes before throwing them out. Garbage is located at the end of street. Please respect your neighbors. Some live their full time, not just on weekends.

Be sure to get Groceries in Cedar Park at HEB on 183. Lago Vista has a small Lowe’s grocery store and may not have what you want or need. Please note when searching on the internet regarding distance to a location, for example, Lakeway is an hour away, as you will have to go around Lake Travis. There is no bridge access. Please note many restaurants close earlier in this area as opposed to many other vacation areas. Want to save on your stay? Ask how. The Authorization deposit is refunded within 5 days after check-out! There are perimeter cameras on the exterior of the property only for safety.

Guests are prohibited from entering and using thelocked storage closets of cleaning supplies. Under no circumstances will guests be allowed to enter these areas. Note: There is a double knob locked door in between units for when the units are booked separately. Since, you have booked the whole house, there will be a need to unlock the double knob locked doors from each side. They are locked this way to prevent another unit from accessing the other.

Smoking is prohibited inside the home and within a 50-foot radius of the house. There is a designated smoking area on the back patio with ashtrays provided.

Smokers are only to ash and dispose of cigarettes in the ashtray provided.

Parties, gatherings, and functions of any kind are strictly prohibited on the Airbnb property.

Guests are only allowed a maximum of 2 visitors for the entire duration of the stay. Under no circumstances will visitors be allowed to stay the night.

Guests and Visitors must keep noise to a minimum as not to disturb the occupants of neighboring properties – especially during nighttime hours (10pm – 8am), and upon arrival and departure.

Neighborhood overview
Quiet and serene get-away from hustle and bustle of Austin, Texas. This is a great place for enjoying wildlife, outdoor recreation, stargazing, and Lake Travis. Please boat safely. There have been new laws for boating put in place for kill switches.

Boat, car or rent a golf cart.
Note:
There is parking for 2 cars only in front of the house. Please inform us if you have more vehicles; to be informed where additional parking is located. Parking can be tight on the residential block on the weekends and federal holidays. Visiting spots are first come first serve basis. Do not park in front of someone else's door or marked spot. Park directly in front of the front door and take the spot to the right. If you park elsewhere, you may be asked to move. Please be aware of this.
